Custody

The house, watched.

Custody is the least glamorous discipline and the one everything else rests on. A house that is entered, opened, run and closed on a schedule does not develop the quiet catalogue of faults that a house left alone develops.

We hold the keys. We hold the alarm codes, the meter accounts, the syndic correspondence and the service history. Nothing enters or leaves a property under our stewardship without a record, and no record is ever more than a week old.

Preservation

Time, negotiated.

Everything in a house in Tangier is in a slow argument with the Atlantic. Salt is patient, and it always wins eventually — the only question is how much it is allowed to take, and how quickly.

Preservation is the discipline of intervening early and correctly. Zellige is relaid by a maâlem, not tiled over. Tadelakt is re-soaped, not painted. Cedar is fed. Iron is stripped to metal, not brushed. It costs more per visit and a fraction per decade.

Yield

Value, without noise.

A house can be made to earn a great deal very quickly, and the bill arrives four years later in the form of tired finishes, exhausted systems and a building that shows its mileage.

We take the other side of that trade. Occupancy is selected, not maximised. We would rather a residence sat empty for a fortnight than accept a booking that costs more in wear and standing than it pays.

Account

One document, monthly.

An owner abroad does not need a dashboard, a portal or a notification. They need to know, once, in plain language, that the house is well and the money is accounted for.

So there is one document. It runs to a single page and a photographic appendix. It arrives on the first. It has arrived on the first every month since 2017.
