Custody
Someone stands in the room every week, whether or not anything is wrong.
The house, watched.
Custody is the least glamorous discipline and the one everything else rests on. A house that is entered, opened, run and closed on a schedule does not develop the quiet catalogue of faults that a house left alone develops.
We hold the keys. We hold the alarm codes, the meter accounts, the syndic correspondence and the service history. Nothing enters or leaves a property under our stewardship without a record, and no record is ever more than a week old.
What this involves

Weekly attendance
The property is entered, ventilated, run and closed. Taps opened, traps filled, systems cycled. Photographed each time.

Fabric watch
Ironwork, seals, render, roof and terrace inspected against salt, damp and sun on a fixed rotation.

Security and access
Key custody, alarm monitoring, contractor escort. No third party is ever alone in an owner's house.

Systems
Water, electricity, climate, pool and network held in working order — and exercised, not merely left on.
